What Should a Commercial HVAC Maintenance Visit Cover?

A: A commercial checklist has to cover more ground than a house does, because rooftop units, multiple zones, and economizer dampers each fail in their own way. On a commercial maintenance visit in Norman, Moore, or Oklahoma City, the work runs roughly like this:

• Filters pulled and replaced in the size the rack actually takes — Central Oklahoma red-dirt dust loads them faster than the label interval assumes
• Condenser and evaporator coils cleaned, and hail-bent condenser fins documented, since hail damage to a rooftop unit is often claimable on the building's insurance
• Refrigerant charge checked against the nameplate rather than topped off blind
• Contactors, capacitors, and wire terminations inspected under load
• Belts, bearings, blower wheels, drain pans, and condensate lines
• Thermostat and control sequence run in both heating and cooling
