A: In a commercial building the early signs usually reach you as complaints rather than symptoms, so it helps to know what each complaint tends to mean.
- "The back office is always hot" — a zone problem: a failed damper, a dead zone motor, or one rooftop unit down while the others mask it
- "There's a smell when the heat comes on" — stop and call. Combustion issues are not a wait-and-see item.
- "It's loud out there now" — bearings, a failing blower wheel, or a fan motor on its way out
- Utility cost up with no change in occupancy or hours — often a refrigerant charge problem or coils fouled with red dirt
- Water staining on ceiling tile below a rooftop unit — a blocked condensate drain, which becomes a building-damage problem quickly
